I'm an investor and I want my Realtors to do exactly as I tell them… Lets say I want to slash the original price by 20% but the Realtor seems unsure… Can I offer the Realtor cash as a bonus if I get the property for the price I ask?

In today's market, the Realtor has very little to no impact on how much a property is sold for. Your offer does your negotiating and that's the truth. So if you are an investor, you are targeting forclosures or short sales and it's the banks that make the decisions. The bank's negotiation style is either accept or reject. Now you want to slash it 20%? Good luck. If you become an experienced investor you would learn that.

No, it is not illegal. Fees paid to a Realtor are negotiable, so negotiate away.

You may also consider a btsa (bonus to selling agent). May motivate other agents to show your property to their clients.

What your saying is you want to bribe your Realtors or agents and that is an illegal, moral and ethical issue. The Realtor or agent gets a commission and should not receive any other benefit cash or otherwise. You will also cut off your own nose because you will be dealing with Realtors and agents who might not be on the up and up and you could lose everything over one simple mistake.

Ur Realtor is working for u… they get a commission..
therefore… in some ways U are his boss.. he has to do what u want…
U slash it 20%… well, good luck.. U will not make as much nor will they..??? U can offer the Realtor whatever u want.. doesn't mean they have to take it..
it would have to be worthwild,,, for them to do so..
but U would have what u want..
wise decsions are made on wheather u are buying or selling..
    so good luck
